What Affects an Estimate on a Brisbane Job

Older homes and renovations. Brisbane has many timber and post-war houses, and a large share of the work we see is renovation. Renovation takeoffs need the new work separated from the existing, so we ask for the existing plans or measurements and list demolition, new work and making good as separate items.

Raise and build under. Lifting a high-set house and building rooms underneath is common in Brisbane. The estimate has to cover items such as slabs, wall framing, linings and services under the house, as well as any changes to stairs. If the drawings show it, we measure it. If they do not, we list the gap as a question so you can resolve it before you quote.

Sloping and flood-affected sites. Many Brisbane blocks slope, and some sit in areas where flood levels affect how high the floor must be. Floor heights, retaining walls and piers change the quantities for concrete, framing and earthworks. We price what the engineering and site drawings show, and we flag anything that looks inconsistent.

Overlays and approvals. Brisbane City Council uses planning overlays, such as flood, character and landslide, that can change what a project needs. Your designer, town planner and certifier handle those rules. When their decisions change the drawings, send us the revised set and we will update the quantities and price.

Materials and trades. Timber framing, roofing, concrete, tiling, plumbing, electrical and painting make up most of the work on a Brisbane house. You can send the whole set and get one estimate, or send single trades and get a quote for that scope only. Our sample takeoffs show how each trade is measured, and our estimating prices page explains how quotes work.

Why Brisbane Builders Use an Outsourced Estimator

Brisbane builders often work on several jobs at once. A new quote request can arrive while the last one is still being priced, and the closing date does not move. An outsourced estimator gives you extra capacity at those moments, without the cost of a full-time position in the quiet weeks.

It also helps small and growing builders. Many owner-run building businesses are good at building and short on time for takeoffs. Sending the plans out lets you spend your time on site visits, client meetings and supplier talks, while the quantities are measured by someone else. You still make the final pricing decisions, because the estimate is built from rates and margins you can adjust.

Trades use the same approach. A concreter, painter or roofer can send the plans for one scope and get a measured list of quantities back, ready to price. If you are comparing outsourcing with hiring, read our guide to outsourced vs in-house estimating. If you are not sure whether you need an estimator or a quantity surveyor, read Estimator vs Quantity Surveyor.

When you are ready, send the drawings and tell us the closing date. We confirm the scope, the price and the timeframe in writing before we start, so you know what you are getting. You can also see our projects to get a feel for the size and type of work we measure.

Councils and Approvals in Brisbane

Most Brisbane projects fall under Brisbane City Council, which is Australia's largest local government by population. Neighbouring councils include Moreton Bay Regional Council to the north, Logan City Council and Redland City Council to the south and east, and Ipswich City Council to the west. Each council has its own planning scheme, so a project in one suburb can be treated differently from a similar one just over the boundary.

In Queensland, a building approval can be issued by a private certifier or by the council. Local rules, such as flood, character and landslide overlays, can affect what a project needs. We do not provide design, planning advice, certification or approvals. Your designer, town planner and certifier handle those. Once your drawings are ready, we measure them and price what is shown, so you can quote with confidence.

Areas Around Brisbane

Our estimating service works the same way wherever the project is. Whether you are building in inner suburbs such as Paddington, New Farm, Bulimba or West End, in the north around Chermside, Aspley, Nundah or Sandgate, in the south around Sunnybank, Mount Gravatt, Carindale or Wynnum, or in the west around Indooroopilly, Kenmore or The Gap, you send the drawings and we send back the quantities and prices. We also work with builders in Moreton Bay, Logan, Ipswich and Redland, including North Lakes, Springwood, Springfield and Cleveland. We estimate from your drawings only, so we do not need to visit the site.
